Condo Insurance or HO6 policy may seem hard to understand at first because it is a “walls in” concept, and in most cases, you simply own the air space. Within that space, you have quite a few things that you will need to insure. Repairs on the outside of the building, exterior walls, hallways, elevators, etc., if they were ever destroyed by a covered risk, would fall under the HOA insurance. There are relatively few risks condo dwellers have to cover on their own. This is because the HOA you belong to as a condo owner typically protects the condo building itself and common areas like the gym, pool, and lobby.

In a nutshell, condo dwellers don’t own the building they live in or the land it sits on. Your condo or homeowner’s association (HOA) will carry a master policy to insure the building and pay for accidents that occur on the outside property or in common areas.

You could be held responsible if visitors in your condo are injured, you accidentally injure someone away from home, or you damage someone else’s property. You’ll want personal liability coverage to help you avoid paying out of pocket in these situations. If a visitor slips in the pool area or falls down in the lobby entrance, your HOA insurance will typically kick in.

  • Water Damage – In many cases, especially in stacked or garden-style apartments you are responsible for any water damage that you inflict on your neighbor below. It is helpful to have a sewer back up insurance in case of a waste line leak.
  • Financial protection – for you and your family. The personal liability coverage within your homeowner’s policy provides coverage for bodily injury and property damage sustained by others for which you or covered residents of your household are legally responsible.
  • Umbrella Insurance – is extra liability insurance coverage that goes beyond the limits of the insured’s home, auto or watercraft insurance. It provides an additional layer of security to those who are at risk of being sued for damages to other people’s property or injuries caused to others in an accident.
